Kettering is home to a vibrant mix of residents, from longtime homeowners looking to downsize to young adults eager to start their careers in our community. Unfortunately, our current housing market does not meet these diverse needs, creating barriers for both seniors and young professionals—and holding back Kettering’s growth.
The Challenge:
Many longtime residents want to downsize but are unable to find suitable housing in Kettering. As a result, they remain in their larger homes, preventing new families from moving in.
Young adults returning to Kettering after college, trade school, or military service struggle to find upscale apartments or condos. Instead, they settle in neighboring cities that offer modern housing options, boosting those cities' workforces and economic prospects—while Kettering misses out.
Since 2021, only two new housing developments have been built, both focused on affordable workforce housing. While important, these projects do not address the needs of our seniors or young professionals.

Housing for Young Adults: Attract and retain young professionals by offering luxury and upscale apartments and condos that meet modern expectations.
Better Land Utilization: Implement smart development practices to maximize available land, balancing new housing projects with the needs of our entire community.
By creating targeted housing solutions, we can support our seniors, attract new families, and welcome young professionals—ensuring Kettering remains a dynamic and growing community for generations to come.
